I’m Ruslan Muradov, an entrepreneur and real estate broker. I live in Dubai, I have been in business for about eight years, and my interest in property started with my own purchases and investments in Moscow and Dubai.
Payment plans, mortgages, dealing with the developer, preparing for handover — I have been through all of it myself. That is why I look at your request from the buyer’s side, not the seller’s.

I’ve been through the buying process myself, so I understand the questions that come with it.
I have been an entrepreneur for about eight years, and my interest in real estate began with my own purchases. That is why I look beyond the photos: at the terms, the costs and how a place will actually work for you.
I live in Dubai with my family and I’m raising a daughter. To me an area is everyday life — the way home, walks, the infrastructure nearby and the quality of the living environment.
Before business I played football professionally. Sport is still part of my life: I keep an active routine, and the discipline and the habit of speaking plainly came with it from sport into work. I work in English, Russian or Spanish.

Yes — commercial space is the main focus of my work: offices, retail units and warehouses, both purchases and sales. The questions there differ from residential ones: what the space allows, the entry price against comparable offers, running costs and tenancy terms. We go through them in the same way, with every assumption written down.
Typically registration and transaction fees, possible agency and financing costs, service charges and the ongoing costs of ownership. The exact items and amounts depend on the property and the deal, so we list them for each option you consider.
For a home, what matters most is how you will live there: layout, noise, daily routes, schools and sport nearby. For a rental, what matters is who the likely tenant is, how steady demand is in the area and which costs reduce the return. One property can serve both, but the priorities differ.
